Property Description

Don't miss your chance to build on a beautiful country property that has checked off all of the preliminary due diligence. This nearly 10 acre building lot has sandy soil and directly connects to the 4500 acre Partridge Run Wilderness. At only 25 miles from Albany, this property allows you to enjoy the serenity of a quiet country road while also maintaining a reasonable commute. The lot has a pond, mix of field and mature forest, a scenic knoll with a level building spot and views of rolling hills. The 358 mile NY/NJ Long Path that begins in NYC and ends in Altamont NY is just above this lot, traversing the Partridge Run Wilderness. You'll even see the Long Path trail marked on the aerial map of this lot. This lot is level off of the road and rolls gently uphill past a patch of trees around the pond to the knoll with the building plot that sits just before the woods. From there, an old wood road enters the mature forest and leads to a shale bank in the side of the hill. The well drained sandy soil passed a perc test, allowing for a more affordable conventional septic system. Electric interconnection is available from the power lines at the road. The lot was professionally surveyed and boundaries are clearly marked. The sellers had an address number assigned, perc test completed, and home plans / septic plans created by engineers.
